America really needs to get back to building small scale housing such as onsie-twosie projects of singe level 4-plexes and 8-12 tenancy two story apartment buildings. The kind of stuff that can be both financed and built locally.

The finance industry has us twisted up because they only want to fund overly-large and expensive single projects; typically entire neighborhoods of outsized single family homes or enormous multi-building apartment complexes. That means those are the only projects getting financed which means that those are the projects getting built.

You can blame Reagan for a lot of things but not this and frankly even if it somehow was all his fault the Clinton Administration could have undone it.

The economy was already in trouble by the end of Lyndon Johnson’s final term in 1969. The Nixon Administration implemented some large changes trying to fix it but was unsuccessful. The Carter Administration also tried with very limited success. It wasn’t until the 1st Rise of Tech in the 80s during the Reagan Administration that things managed to get moving again. The Clinton Administration caught a lucky break with the 2nd Rise of Tech in the 90s so the streak got extended to right about 2001.

The amusing part is that Johnson, Nixon, and Carter bear no blame for the economic woes while Reagan and Clinton deserve no credit for the economic successes. They just happened to be the guy in the Oval when things happened.

Its a good chunk of the reason that everyone from Wall Street to the US Federal Government is trying so damn hard to make AI happen. They want a 3rd Rise of Tech, or something like it, in order to re-float the economy.

They are the “Jack Booted Government Thugs” that the NRA was yelling about 30 years ago. Literally, it was May of 1995. They were reacting to the spate of violent government actions against people of their community. Since then the NRA has been corrupted, gutted, and finally crushed by the very Government it used to rail against.

Democrats cheered it on while they worked overtime to leave half the country powerless to actually resist the Tyranny they claim to fear. I say claim because they’re still at it right now, today, which is something that no one who was truly fearful would do.

The situation we are in is a reminder of why American’s traditionally didn’t trust Government and most especially overly power Federal Government.

On the other hand the 1970s car was a giant hunk of shit that went to the crusher decades ago and the 2020s appliance is using 1/4th the electricity and 1/2 the water of something built in the 2000s.

I’m old enough to remember the 1970s cars and with some exceptions they sucked.; they were slow, heavy, smelly, and dangerous. I also have a 2 year old combo laundry machine (Washer + Dryer) with a built in heat pump that is freaking amazing.

Both nostalgia and survivorship biases are real.

Sure, but what the other poster is saying is that getting there is nearly impossible because a significant number of people are always going to manipulate things so that they end up with authority. The people who go on to become psychopathic CEOS aren’t simply going to stop being born. The people who innately seek “more” aren’t going to stop being born either.

So you need a solid plan to deal with those kinds of people because they aren’t going to stop existing.
